The rezoning is intended to encourage development along major avenues while maintaining low-density residential side streets by preserving historic brownstones. It has also created some mixed-use areas. Many applaud the rezoning for its dual purposes: to preserve low-rise residential character and to encourage affordable housing. In a press release, Mayor Bloomberg heralded the positive contributions that these rezoning efforts will have on transit options, housing and commercial space. Community Board 3 is hopeful that the plans will include protections of the historic brownstones that many in the community believe help define the neighborhood while also allowing for some growth and affordable housing options.
