The City Council has approved the rezoning of a 206 block area of Bedford-Stuyvesant. The rezoning is intended to encourage development along major avenues while maintaining low-density residential side streets by preserving historic brownstones. It has also created some mixed-use areas. Many applaud the rezoning for its dual purposes: to preserve low-rise residential character and to encourage affordable housing. Some residents are concerned that the rezoning does not sufficiently protect current commercial tenants.

The Department of City Planning is expected to start its official review of rezoning plans for the southern part of the Bedford- Stuyvesant neighborhood in Brooklyn. Community Board 3 is hopeful that the plans will include protections of the historic brownstones that many in the community believe help define the neighborhood while also allowing for some growth and affordable housing options. In a plan that Community Board 3 developed in 2005 there was also discussion of increased retail and cultural space in the area.
