HUB Retail and Office Center
For over three decades debating was the only thing being done at the “Hub” site in the Bronx, along Third Avenue between 153rd and 156th Streets. On March 14th, 2006, the mayor and other elected officials took part in the symbolic groundbreaking ceremony for the new “Hub Retail and Office Center.” The center will provide jobs and revitalize commercial interest in the area. The area is a popular destination because four train lines and six bus lines all converge there.
Related Companies bought the property for $1 million and will build a two-story commercial building estimated to cost $57 million, of which the city is contributing $16 million. The center is scheduled to open in 2008.
The Hub Continues to Expand

Many South Bronx residents never thought the Hub would ever be developed, but since The Related Companies built a two-story retail/office complex on the corner of Third Avenue and E. 156th Street, neighbors have been pleased with the increased retail amenities. The Related Companies is now considering entering into a joint-venture on another project in the area at E. 149th Street. The current design of the Plaza at the Hub has 375,000 square-feet of retail, 250 units of housing, a large supermarket, a movie theater, and approximately 1,000 parking spaces. Real estate brokers say the project would have the potential to bring in some large national chains like Target. Smaller building owners in the area who are looking to lease say that they have had many inquiries and feel that the retail market is strong in the Hub.
The HUB Regaining Active Commercial Activity

Once significantly under developed, the HUB, located at the intersection of E. 149th Street, Willis, Melrose and Third Avenues in the Bronx, has seen renewed commercial growth recently. Spurred by the decision to move the city’s Department of Finance to the new Bronx Business Center located in the area, local businesses are growing in anticipation of increased pedestrian traffic on their streets. It is estimated that about $170 million in sales per year take place in the HUB and that about 900 workers are in the employed in the local stores.
Finance Department Moves to the HUB

Some residents were angry to learn that the city’s Finance Department in Westchester Square had been moved to recently completed Bronx Business Center located in the HUB in the South Bronx as part of the city’s efforts to reinvigorate the area. About 225 city employees will be relocated to the new site. Community Board 1 is also expected to relocate to the new Bronx Business Center. Four years ago, the Related Companies won the bid to redevelop the site. The city hopes that the new retail and office space will bring new jobs to the area as well as economic activity and growth.
Green Building Good for Development, Says Bronx

Bronx Borough President Adolfo Carrión released a report last week detailing ways in which eco-friendly development is good for both the environment and the development community. According to the report, economic viability and environmental friendliness are not mutually exclusive. The report explores incentives for developers and manufacturers using green-materials. Such green initiatives are in process at numerous Bronx development sites, including the new Yankee Stadium, the Gateway Center at Bronx Terminal Market and the Hub Retail and Office Center.
